By ordering a panelized or modular home, you will receive a total package ready to be installed at your home site and connected to the local water, sewer and electrical lines.

A typical panelized home includes the following:

  • Assembled wall panes including 10x15 cm lumber and 1.1 cm OSB. Structurally Insulated Panels (SIPs) are also possible as an option
  • Prepared and ready for final assembly roof and floor systems
  • Thermal Insulation R38 (roof), R19 (walls), R13 (floor) or above
  • Architectural 30 year shingles
  • Vinyl siding
  • Steel insulated doors
  • Internal doors
  • Door locks and handles
  • Vinyl windows
  • Wood cabinets for kitchen and bathrooms

Modular homes are shipped to clients in already assembled modules and typically include everything listed above plus electrical wiring and plumbing.

The Process


  Customer obtains pre-approval letter from a bank with an amount the bank is ready to lend specified in the letter

  Customer selects a home

  Bank financing is finalized

  Order for the home is placed with a manufacturer

  Manufacturer builds the home in their state-of-the-art facility — typical process takes 1-8 weeks

  Foundation and necessary connections are prepared at the home site

  The home is shipped to the customer

  The home is installed on a prepared foundation and connected to electrical, water, sewer, etc.

  Customer moves into the home — total process takes approximately 3 months for a modular home and 4-6 months for a panelized home, which is much shorter than with conventional construction
